Notice is hereby given that the Wells County Area Plan Commission will hold a Public Hearing in Multi-Purpose Room 105 in the Wells Carnegie Government Annex, 223 W. Washington Street, in the City of Bluffton, Indiana at 7:30 P.M. on the 7th day of August, 2008, for the purpose of reviewing and hearing comment on the request of Westland Park, LLC, 1955 W Lancaster St., Bluffton, Indiana for the purpose of Development Plan for the following described real estate located at SW/4 Sec. 32-27N-12E in Lancaster Township to-wit:
Part of the South Half of the Southwest Quarter of Section 32, Township 27 North, Range 12 East, Wells County, Indiana, more particularly described as follows, to-wit:
Commencing at a County witnessed 1 inch diameter bar at the Southwest corner of the Southwest Quarter; thence North 00 degrees 00 minutes 00 seconds East, (bearing from Wells County Right-of-Way Grant and is used as the basis for the bearings in this description), on and along the West line of said Southwest Quarter, a distance of 50.00 feet to a 5/8” Steel Rebar with a “Miller LS Firm #0095” identification cap set at the point of Intersection of said West line with the North Right-of-Way line of State Road #124 as established by said Wells County Right-of-Way Grant recorded under Miscellaneous Record 59, page 910 in the Office of the Recorder of Wells County, Indiana, this being the true point of beginning; thence North 00 degrees 00 minutes 00 seconds East, on and along said West line, being within the Right-of-Way of North County Road 100 East, now abandoned, a distance of 786.39 feet to a 5/8” Steel Rebar with a “Miller LS Firm #0095” identification cap set at the point of intersection of said West line with the Westerly Right-of-Way line of said North County Road 100 East as established by said Wells County Right-of-Way Grant; thence North 47 degrees 07 minutes 59 seconds East, on and along said Westerly Right-of-Way line, a distance of 142.75 Feet to a 5/8” Steel Rebar with a “Miller LS Firm #0095” identification cap set; thence South 15 degrees 58 minutes 20 seconds East, continuing along said Westerly Right-of-Way line, a distance of 121.05 feet to the point of curvature of a circular curve to the right having a radius of 2130.00 feet; thence Southerly, continuing along said Westerly Right-of-Way line as defined by the arc of said curve, an arc distance of 563.16 feet, being subtended by a long chord having a length of 561.52 feet and a bearing of South 08 degrees 23 minutes 52 seconds East to the point of tangency; thence South 00 degrees 49 minutes 25 seconds East, continuing along said Westerly Right-Way line and tangent to said curve, a distance of 171.09 feet to a 5/8” Steel Rebar with a “Miller LS Firm #0095” identification cap set at the point of intersection of said Westerly Right-of-Way line with a corner-cut Right-of-Way line; thence South 44 degrees 28 minutes 55 seconds West, on and along said corner-cut Right-of-Way line, a distance of 55.60 feet to a #5 rebar at the point of intersection of said corner-cut Right-of-Way line with the North Right-of-Way line of said State Road #124; thence South 89 degrees 43 minutes 20 seconds West, on and along said North Right-of-Way line, a distance of 183.45 feet to the true point of beginning, containing 3.704 acres of land, subject to legal Right-of-Way for North County Road 100 East as many remain along the West line of said Southwest Quarter, and subject to all easements of record.
