By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Wells County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:
Part of the Northeast Quarter of Section 3, Township 26 North, Range 12 East, Harrison Township, Wells County, Indiana, described as follows: Starting at the Northwest corner of said Northeast Quarter found per record witness; thence Southerly, 1213.79 feet along the West line of said Northeast Quarter to its intersection with the Westerly extension of the North line of Parkview Villa Part One, reference being had to Plat Book 3, Page 224, of the Wells County, Indiana records; thence Easterly, deflecting left 102 degrees 28 minutes 10 seconds, 153.62 feet along said Westerly extension, to a 5/8 inch rebar stake at the Northwest corner of Lot Number 1 of said Parkview Villa Part One; thence Southerly, deflecting right 102 degrees 28 minutes 10 seconds, 386.03 feet along a West line of said Parkview Villa Part One and the West line of the 0.17 acre tract described in Deed Record 128, Page 978A to a 5/8 inch rebar stake at the Southwest corner of said 0.17 acre tract; thence Easterly, deflecting left 89 degrees 51 minutes 25 seconds, 149.88 feet to a 5/8 inch rebar stake at the Southeast corner of said 0.17 acre tract; thence Northerly, deflecting left 89 degrees 59 minutes 00 seconds, 50.05 feet along the East line of said 0.17 acre tract to a 5/8 inch rebar stake on a South line of said Parkview Villa Part One; thence Easterly, deflecting right 89 degrees 41 minutes 45 seconds, 386.51 feet along said South line, to a 5/8 inch rebar stake at the Southeast corner of Lot Number 9 of said Parkview Villa Part One; thence Southeasterly, deflecting right 40 degrees 12 minutes 35 seconds, 180.24 feet along a Westerly line of said Parkview Villa Part One, to a 5/8 inch rebar stake at the Southwest corner of Lot Number 11 of said Parkview Villa Part One; thence Southerly, deflecting right 15 degrees 03 minutes 30 seconds, 452.64 feet along a Westerly line of said Parkview Villa Part One, to a 5/8 inch rebar stake at a Southwest corner of said Parkview Villa Part One; thence Northeasterly, deflecting left 101 degrees 51 minutes 34 seconds, 199.50 feet along a South line of said Parkview Addition Part One, to a P.K. nail at its intersection with the centerline of Elm Grove Road; thence Southeasterly, deflecting right 102 degrees 18 minutes 00 seconds, 280.00 feet along said centerline, to a P.K. nail, which shall be the place of beginning; thence Southwesterly, deflecting right 90 degrees 00 minutes 00 seconds, 200.00 feet to a 5/8 inch mbar stake; thence Southeasterly, deflecting left 90 degrees 00 minutes 00 seconds, 90.00 feet to a 5/8 inch rebar stake; thence Northeasterly, deflecting left 90 degrees 00 minutes 00 seconds, 200.00 feet to a P.K. nail on the centerline of said Elm Grove Road; thence Northwesterly, deflecting left 90 degrees 00 minutes 00 seconds, 90.00 feet along said centerline, to the place of beginning, containing 0.413 acres.
Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws.  In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
