By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Wells County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:
Situated in the Township of Lancaster, County of Wells and State of Indiana: A part of the southwest 1/4 southeast 1/4 of Section 8, Township 27 North, Range 12 East, Lancaster Township, Wells County, Indiana, described as follows: Starting at the southwest corner of said southeast 1/4 marked by a square solid bar over a buried stone, thence northerly 384.12 feet on the west line of said southwest 1/4 which shall be the place of beginning; thence continuing northerly 250.0 feet on the west line of said southeast quarter to a standard corner marker (5/8 inch C 15 inch reinforcing bar stake with an aluminum cap stamped Higman, 10025) set this survey; thence easterly, deflecting right 93 degrees 57 minutes 23 seconds, 399.07 feet to a standard corner marker, set this survey; thence southeasterly deflecting right 23 degrees 57 minutes 11 seconds, 115.20 feet; thence southerly, deflecting right 23 degrees 57 minutes 26 seconds, 177.29 feet parallel with the west line of said southeast quarter, thence westerly, deflecting right 91 degrees 00 minutes 09 seconds, 500.0 feet parallel with the south line of said southeast 1/7 to the place of beginning. Containing in all 2.67 acres. ALSO, an easements for utilities and a driveway 85 feet in width to the above described 2.67 acre tract, the centerline of which is described as follows: Starting at the southwest corner of said southeast 1/4, thence easterly 609.97 feet on the south line of said southeast 1/4, which shall be the place of beginning for said easement centerline; thence northerly deflecting left 91 degrees 00 minutes 09 seconds, 384.12 feet parallel with the west line of said southeast 1/4 to the south line of the aforesaid 2.67 acre tract, which shall be the terminal point of said easement centerline. ALSO: A part of the southwest 1/4 southeast 1/4 Section 8, Township 27 North, Range 12 East, Lancaster Township, Wells County, Indiana, described as follows: Starting at the southwest corner of said southeast 1/4 marked by a square solid bar over a buried stone which shall be the place of beginning; thence northerly 18.0 feet on the west line of said southeast 1/4 to a standard corner marker (3/5 inch X 15 inch reinforcing bar stake with an aluminum cap stamped Higman, 10025) found this survey; thence continuing northerly 366.12 feet on the west line of said southeast 1/4; thence easterly, deflecting right 91 degrees 00 minutes 09 seconds, 500.0 feet parallel with the south line of said southeast 1/4; thence northerly, deflecting left 91 degrees 00 minutes 09 seconds, 177.29 feet parallel with the west line of said southeast 1/4; thence southeasterly deflecting right 117 degrees 54 minutes 34 seconds, 197.50 feet to a standard corner marker found this survey; thence southerly, deflecting right 62 degrees 16 minutes 15 seconds, 454.0 feet parallel with the east line of said southwest 1/4 southeast 1/4 to a standard corner marker found this survey; thence continuing southerly 18.0 feet being an extension of the last above described to a nail found this survey on the south line of said southeast 1/4; thence westerly, deflecting right 90 degrees 49 minutes 20 seconds, 673.07 feet on the south line of said southeast 1/4 to the place of beginning. Containing in all 6.47 acres. Subject to an easement form utilities and a driveway 85 feet in width across the above 6.47 acre tract, the centerline of which is described as follows: Starting at the southwest corner of said southeast 1/4, thence easterly 405.57 feet on the south line of said southeast 1/4, which shall be the place of beginning for said easement centerline; thence northerly deflecting left 91 degrees 00 minutes 09 seconds 384.12 feet parallel with the west line of said southeast 1/4 which shall be the terminal point of said easement centerline.
Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws.  In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
