By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Wells County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:
Part of the Southwest Quarter of Section 31, Township 28 North, Range 11 East, Union Township, Wells County, Indiana described as follows:Starting at the Southwest corner of said Southwest Quarter found per record witness; thence Easterly 169.45 feet along the south line of said Southwest Quarter to the centerline of the old Indianapolis state road as situated 5.75 feet east of the centerline of the Existing Marzane Road (formerly State Highway Number 3); thence northerly, deflecting left 70 degrees 35 minutes, 760.98 feet to the southwest corner of a tract described to “Pursifull” in Deed Record 112, page 350 of the records of Wells County, Indiana, which shall be the place of beginning; thence northerly 87.0 feet along the west line of said “Pursifull” tract to the Northwest corner of said tract, thence easterly deflecting right 69 degrees 48 minutes 179.57 feet along the North line of said “Pursifull” tract to a 5/8 inch rebar stake set; thence southerly, deflecting right 90 degrees 26 minutes 40 seconds, 81.0 feet to a 5/8 inch rebar stake set on the south line of said “Pursifull” tract; thence westerly deflecting right 89 degrees 33 minutes 20 seconds, 209.0 feet along said south line to the place of beginning. Containing 0.36 acres, more or less.
Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws. In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
