By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Wells County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:
The following described real estate in wells County in the State of Indiana (the “Real Estate”), to-wit: Part of the Northwest quarter of Section 23, Township 27 North, Range 12 East, Lancaster Township, Wells County, Indiana, described as follows: Starting at the Northeast corner of said Northwest quarter found per record witness; thence South 00 degrees 07 minutes 22 seconds East (assumed and the basis for these bearings), 1805.18 feet along the East line of said Northwest quarter to a P.K. nail at the Northeast comer of the 14.90 acre tract described in Deed Record 135, Page 400 which shall be the place of beginning; thence South 00 degrees 07 minutes 22 seconds East, 25.00 feet along said East line to a P.K. nail; thence North 89 degrees 11 minutes 26 seconds West, 640.00 feet to a 5/8’ rebar stake; thence South 01 degrees 19 minutes 26 seconds East, 351.40 feet to a 5/8” rebar stake; thence North 89 degrees 11 minutes 26 seconds West, 366.92 feet to a 5/8” rebar stake on the West line of the East half of the West half of the East half of said Northwest quarter: thence North 00 degrees 01 minutes 26 seconds West, 376.40 feet along said West line to the Northwest corner of said 14.90 acre tract; thence South 89 degrees 11 minutes 26 seconds East, 998.90 feet along the North line of said 14.90 acre tract to the place of beginning. Containing 3.50 acres more or less. All as shown by Stoody Associates, Professional Land Surveyors, on Plat of Survey Number W- 11225 dated March 15, 2002 (Field), and March 19, 2002 (Office). Subject to all highways, right-of-way, easements, zoning and subdivision control ordinances, and any conditions or restrictions of record.
Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws. In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
