NOTICE OF ANNEXATION AND PUBLIC HEARING THEREON
You are hereby given notice that the City of Bluffton intends to annex real estate located in Sections 9 and 4, Township 26 North, Range 12 East and more particularly described as follows:
PART OF THE NORTHEAST QUARTER OF SECTION 9 AND THE SOUTHEAST QUARTER OF SECTION 4 ALL IN TOWNSHIP 26 NORTH, RANGE 12 EAST, HARRISON TOWNSHIP, WELLS COUNTY, INDIANA, DESCRIBED AS FOLLOWS:

AND J.W. TOWNLEY’S SOUTH ADDITION TO BLUFFTON, INDIANA; THENCE EASTERLY, DEFLECTING RIGHT 94 DEGREES 53 MINUTES, 639.8 FEET ON THE SOUTH LINE OF SAID SPRING STREET TO A POINT 352.4 FEET WEST OF THE EAST LINE OF SECTION 4, TOWNSHIP 26 NORTH, RANGE 12 EAST; THENCE SOUTH ENCLOSING 90 DEGREES, 375.9 FEET TO A POINT 344.7 FEET WEST OF THE WEST LINE OF SECTION 9, TOWNSHIP 26 NORTH, RANGE 12 EAST; THENCE EAST ENCLOSING 269 DEGREES 34 MINUTES, 344.7 FEET TO A POINT ON THE WEST LINE OF SAID SECTION 9, TOWNSHIP 26 NORTH, RANGE 12 EAST WHICH IS 368.45 FEET SOUTH OF THE NORTHEAST CORNER OF SAID SECTION 9, TOWNSHIP 26 NORTH, RANGE 12 EAST; THENCE SOUTHERLY, 2254.97 ALONG THE EAST LINE OF SAID NORTHEAST QUARTER TO THE PLACE OF BEGINNING. SUBJECT TO: THE RIGHT-OF-WAY OF STATE ROAD No. 1, WAYNE STREET AND RIGHTS-OF-WAY AND EASEMENTS OF RECORD.
A public hearing will be held on the proposed annexation on the 28th day of October, 2014, at 7:30 P.M. at the chambers of the Common Council of the City of Bluffton located at 128 E. Market Street, Bluffton, Indiana. The current zoning classification of the real estate proposed to be annexed is I-1.
As set forth in the fiscal plan adopted by the Common Council of the City of Bluffton, in anticipation of the proposed annexation city utilities are already provided to the area and the maintenance of the utilities will be financed through the operating funds of the city utilities and the city general fund. Police and fire protection and other services of a noncapital nature will be provided within the annexed territory immediately in the same manner that they are provided to other areas of the city. Improvements of a capital nature are not presently planned in that the rights of way are already constructed in the area. Streets will be repaired as necessary and in the same manner as other city streets. A complete copy of the fiscal plan proposed in connection with this annexation can be viewed at the office of the Municipal Clerk Treasurer of the City of Bluffton located at 128 E. Market Street, Bluffton, Indiana. At this location, you may request a copy of the complete fiscal plan and it will be provided to you immediately.
